White flight:
A pattern of whites leaving a neighborhood as people of color move in has marked cities nationwide for several decades. Known as "white flight," this pattern is triggered when a few middle-class families of color move into a largely white neighborhood. Some white residents, fearing their home values will fall, move away. The sudden jump in the supply of houses on the market causes home prices to fall. As this happens, more of the neighborhood's white residents leave and increasing numbers of people of color move in. As the racial and economic makeup of the neighborhood continues to shift, white flight continues to accelerate.
